I recently had need for a Thai English lease agreement template for a property rental in Thailand. When I was unable to find a suitable template on the internet I decided to have one made to fit my particular circumstances and put it into the Public Domain for fellow expats in Thailand who might find it useful. The agreement has subsequently been (informally) approved by two separate Thai legal representatives, but it is essential that you ensure that it is suitable for your own purposes before you use it!

I am getting multiple error messages, after (i) downloading and saving template and (ii) downloading and saving openword reader and free reader apps. I have repeated these steps several times. Hi Don,
Thanks for the feedback. It sounds like you don’t have a word processing application installed that recognises the file type.
So what I’ve done is put it up in three file types:
.odt (Original format, Open Office)
.doc (Microsoft Office)
.pdf (Adobe Acrobat Reader, not editable but suitable for printing)

I know you were clear about no support, but I have one doubt about Lease Fees, we really need to pay it over the years?
We had leased a piece of bare land (for agriculture only) years ago for only 10 years and it is over now. The lease was not considered a “legal lease” since we never registered this lease with the Land Office, but it’s okay, we trusted the Lessor that time. But now is different and we are planing to do a new lease with the same Land Lord (fortunately he still alive ;D) and put a house in that land (container). This time we are looking for 30 years lease, probably I’m going to use your template (if I do i will send you some beers!).
My only question is about the Lease Fees, I never heard about that, the area where we are located, we just agree upon a price, let’s say, they rent land here for 2.000 THB /year /RAI – then the total for the 30 years lease would be 60.000 THB /RAI. I supposed they already include the lease fees in their price..
